What to Expect During Your Turn!

In this short walkthrough, we’ll review what to expect during your turn and answer the most common questions our customers ask.

Your First 48hrs

  1. When does my turn start?
    1. Most turns start within 2 business days of receiving your bid approval.
  2. How do I find my materials list?
    1. Look for an email with your materials list within the next 24hrs.
  3. Who is my point of contact?
    1. Your Turn Coordinator will be your primary point of contact for all questions or concerns related to your turn. If you have not yet been assigned a Turn Coordinator email Chad@tkmakeready.com.

    1. Most turns start within 2 business days of receiving your bid approval.
  2. How do I find my materials list?
    1. Open the SuiteSpot app and go to your task list. You should see a task for each unit called Materials
  3. Who is my point of contact?
    1. Your Turn Coordinator will be your primary point of contact, and will provide you with nightly updates of your turns status.

During Your Turn

  1. Vendors & Trades
    1. We use different teams to handle each phase of the process, so you may see a few different faces during your turn.
  2. Scheduling Order
    1. Depending on the job, we may run our teams in a different order than you’re used to. Don’t be alarmed, this is intentional and will not effect the outcome of your turn.
  3. Updates
    1. You will receive an email update from your Turn Coordinator every evening. If you have any additional questions, you can also reach out to your Turn Coordinator any time.

How to Have the Best Turn Experience

  1. Communicating w/Turn Coordinator
    1. Please refer all job related communication to your Turn Coordinator. Our workers are each assigned to specific work orders and have no knowledge of the job beyond that, so any communication outside of check in/checkout and access could cause confusion.
  2. Materials Availability
    1. Please ensure all materials are in the unit when our maintenance technician arrives to start work. Any items left incomplete due to materials not being in the unit when they complete their work order will become the properties responsibility to resolve.
  3. Scheduling Other Vendors & Teams
    1. If possible, please avoid scheduling vendors or onsite teams in the unit during the turn. If this is unavoidable, please notify your turn coordinator immediately so we can schedule accordingly.
  4. Turn Completion
    1. When your turn is complete you will receive an email with a digital sign off to confirm satisfaction with the work. Please make sure to walk the unit & either sign off or notify us of any issues within 48hrs of receiving this.
